Market Opportunities December 15, 2025
The most meaningful market insights don’t always show up in spreadsheets, they show up in conversations. Year after year, I see moves shaped less by data points and more by evolving priorities, as clients look for homes that better reflect the life they want to live. Here’s an inside look at the stories behind my clients’ moves and the Denver neighborhoods they were drawn to in 2025.
1. Littleton
Young family moving up from Northwest Denver
This family loved the energy and proximity to local favorites Northwest Denver has to offer, but when their kids hit school-age, priorities shifted. Littleton offered something that felt like a “step forward” rather than a step out: similar price point, bigger house, bigger yard, and access to very strong schools.
What they’re loving now:
• A backyard that actually gets used
• Space for playrooms, offices, gear storage (real life things)
• A true neighborhood feel with families on every block
• Easy access to the foothills on weekends
Littleton continues to be a smart play for families who want space and stability while still staying connected to Denver.
2. Cherry Hills Village
Family stepping into the long-term lifestyle chapter
When your kids’ routines shift south - school, sports, carpools - life becomes about proximity. This family decided it was time for the “big move” to Cherry Hills, where the benefits speak for themselves: privacy, large lots, a residential pace, and community that feels grounded.
What they’re loving:
• More breathing room (physically and mentally)
• The quiet luxury of space
• Strong school environments and community culture
• A home that feels like a destination, not just an address
Cherry Hills remains one of the most meaningful lifestyle upgrades in the metro area, especially for families in their “we're building roots” era.
3. Wellshire
Empty nesters + families who want livability without leaving the city
Wellshire is a unicorn: single-level living, proximity to green space, access to the highly-desired Slavens school, and still very much “Denver” in feel. My clients who moved here wanted ease - not isolation.
Why they’re loving it:
• Ranch homes that make daily life simple and elegant
• Friendly, connected neighborhood streets
• The ability to stay close to the city yet away from the chaos
• Affordability relative to many central neighborhoods
It works beautifully for both down-sizers and young families - which is rare.
4. Harvard Gulch
Young couple trading NW Denver pricing for more value + lifestyle ease
Harvard Gulch is having a moment. My clients wanted energy - restaurants, coffee shops, parks - but didn’t want to pay peak Northwest Denver premiums. They found the sweet spot here: proximity to convenience, a lively neighborhood feel, and the ability to actually get space for the dollar.
What they’re loving:
• So many new spots to eat, drink, and gather
• Easy light-rail and city access
• The park and rec center as a true lifestyle hub
• The sense of being “in the know” rather than “in the obvious choice”
This neighborhood is a value play that still feels fun.
5. Northwest Denver (Highlands / Berkeley / Sunnyside)
Walkability-forward buyers who love being able to step out the door and be somewhere
Yes - the buzz is still here. Even with pricing adjusting this year, that’s exactly why some of my clients moved in now: the opportunity to get the proximity and personality of NW Denver at prices that are more approachable than they were 18-24 months ago.
Why they’re loving it:
• Cafés, retail, and dinner out… without getting in a car
• Neighborhood identity - each street has character
• The feel of being near the heartbeat of the city
Lifestyle will always hold value. That’s why NW Denver remains a long-term strong play.
6. Greenwood Village
The “we want space but don’t want to be far away” move
There is a very clear buyer profile here: the family looking for a $2.5M-ish home on land, privacy, mature trees, and space for actual life to happen. Ideally move-in ready. Ideally well- designed.
What they’re loving:
• Yards that feel like private parks
• Quiet streets without feeling removed from the city
• Access to DTC, Cherry Creek, and top schools
When space + convenience + high quality of life align, it tends to be Greenwood Village.
7. Cherry Creek
The luxury lifestyle choice - and a long-term investment strategy
Cherry Creek continues to evolve - and quickly. With new luxury residential development, Michelin-level dining, boutique retail, and continuous reinvestment, this neighborhood is positioning itself as Denver’s luxury epicenter.
Why clients are choosing it:
• Proximity to restaurants, cafés, galleries, shops
• Lock-and-leave convenience (especially for frequent travelers)
• Exceptional long-term property value due to limited supply
• It feels sophisticated without being flashy
Cherry Creek isn’t just a neighborhood - it’s a lifestyle clarity move.
Closing Thought
Where people are moving tells you how Denver is maturing. Families want space and rooted community. Young professionals want proximity to life's conveniences and culture. Established homeowners want intentional quality of life.
